WHAT'S INCLUDED IN THE MONTHLY FEE?
I make an effort to keep it simple and avoid charging you for a dozen different things. Everything listed above is included in the monthly fee except for the items listed below. If these apply to you, they will be the only charges separate from the monthly fee.
Setup Costs. Your one-time setup fee will vary depending on the scope of your project. But to give you an idea, most sites I create have a setup fee ranging from $1,500 to $3,000.
Showcase IDX. Showcase IDX is either $59.95/month or $99.95/month depending on which plan makes the most sense for your website. This is optional (but recommended) and can be replaced with a built-in listing manager that may be perfect for agents looking to list only a handful of properties.
MLS pass-through fee. This is a fee from your MLS provider and ranges from $0 to $33/month. I don’t charge for this unless I have to.
Custom 3rd Party Services. I include all of the common 3rd party service charges in the monthly fee, however, if your website requires advanced solutions from a 3rd party provider, any fees from this provider would be passed to you. This applies to very few of my clients.
ARE THERE ANY CONTRACTS OR LONG-TERM COMMITMENTS?
No. I’d rather focus on earning your business for the long run.
If you do decide to cancel, you will be responsible for updating and keeping your website secure. I will also go over the fees you will need to pick up such as hosting, IDX charges, security services, premium plugins, themes, domains, etc. as I include all of this in the monthly fee.
Will my website rank well and get a lot of leads?
Everything I’ve put together for real estate agents is designed to help the agent show their expertise in their community and generate organic traffic and leads. The specific amount of leads you generate from your website relates to many aspects such as your dedication to the content on your website, areas you are targeting, your competition, your other online strategies, and much more.
My goal is to provide you with the platform, tools, and strategy to generate a number of leads that increases over time. These are leads that you own and can stop paying Zillow and other 3rd party services for.
What does the setup process involve?
Some agents want a website that’s a “community hub” focusing heavily on creating local value and authority, and others want a more traditional real estate site with IDX integration and agent pages. Once I have a basic idea of who you are and what your goals are, we can start creating a website plan that will get you to where you want to be.
When we have a plan laid out, we can get to work organizing your focus pages, completing the necessary MLS paperwork for your IDX integration, and getting the content together for your site. This might sound like a headache but I’ve worked hard to keep things as simple as possible. I will walk you through each step so we can get to launch day as easily and as soon as possible.

You won’t have to deal with automated menus, customer service representatives, or “support” forums to find answers to your questions or issues. I will be on the other side of the phone when you need help. I try to address each question or issue within one business day if at all possible.
